What is real estate crowdlending?

Real estate crowdlending is a form of collective financing in which many people lend small amounts of money to a real estate developer to build, buy or refurbish a property. In exchange, each lender receives periodic interest and the return of the principal at loan maturity.

One loan, many lenders

Instead of a bank lending 100% of the capital, the operation is split among hundreds of lenders participating with affordable amounts.

Real guarantee on the property

Each loan is backed by a real guarantee on the property (mortgage or trust), which protects the lenders' capital against default.

Predictable return

The interest rate and maturity are agreed at the start of the loan, so the expected return is known before committing capital.

    Register and verify your identity

    Complete your profile, upload your ID card or passport and link your Ecuadorian bank account. The process complies with anti-money laundering regulations.

    Explore analysed projects

    Every project is reviewed by a risk committee that assesses the developer, location, independent valuation and real guarantees on the property.

    Lend from USD 250

    Choose the project and the amount you want to lend. Sign the loan agreement electronically and transfer your contribution.

    Collect periodic interest

    Receive monthly or quarterly interest and recover your capital at maturity. Follow the status of your loan from your private dashboard.

Common questions about real estate crowdlending

What is the minimum amount to lend on Ecadrial?+

The minimum amount is USD 250 per project. This threshold is designed to make diversification across several loans easier.

What is the difference between crowdlending and real estate crowdfunding?+

In crowdlending you lend money and receive interest; you do not own the property. In equity crowdfunding you buy a share of the project. Ecadrial operates under the crowdlending model.

What happens if the developer does not pay on time?+

The recovery protocol is triggered: friendly negotiation, enforcement of the real guarantee and, if applicable, judicial or extrajudicial sale of the property to recover principal and interest.

Is the interest income taxable in Ecuador?+

Yes. Interest received is considered financial income and must be declared on your income tax return. Ecadrial issues the corresponding annual certificate.

Can I withdraw my capital before maturity?+

Capital is returned at loan maturity. We are evaluating a secondary market for 2026 that will allow you to transfer your position to another lender.

Is Ecadrial regulated?+

Ecadrial operates under the Ecuadorian crowdfunding and crowdlending regulations issued by the Financial Policy and Regulation Board, and is registered with the Superintendency of Companies, Securities and Insurance.
